Fall is here and there's a lot going on.

We published a new piece this month on a problem that sits quietly inside almost every economic development database: phantom listings. Properties that show as "available" long after a deal closed, a lease signed, or a property was pulled. The numbers are worse than most organizations expect, and it costs credibility.

We also shipped significant updates to Associate, our platform for brokerage associations. From a redesigned map workspace and expanded property details, to a new dashboard, it’s one of the most substantial sets of improvements we've made in a while, and they came directly from broker and admin feedback. More on that below as well.

The Phantom Listing Problem: How Many Available Properties Are Already Off the Market

Every CRE database has them: properties that appear available, look current, and turn out to be dead on arrival when someone actually tries to act on them. A lease closed six months ago, a sale recorded weeks back, a property quietly withdrawn, but the listing is still live, still circulating, and sending brokers and site selectors to dead ends.

West Virginia's Development Authority ran its own audit and found that 75% of the properties ever listed in its economic development database were sitting inactive after being sold, leased, or pulled, still appearing available to anyone who looked.

West Virginia is not an outlier. Average commercial real estate database accuracy runs around 75%, with roughly 30% of availability and contact data going stale every year without active refresh cycles. And where AI has entered site selector workflows, a single phantom record can now propagate across every output an automated system produces, not just mislead one person.

Associate August 27, 2026 release: redesigned map workspace, smarter search, richer property details, demographics reports, and a new dashboard

The August 27th release is the most substantial update to Associate in a long time, and it came directly from broker and admin feedback. Here’s what’s new:

  • The map workspace has been fully redesigned into one connected workflow.
  • Search is cleaner with AI-assisted natural language queries.
  • Property detail pages now bring parcel data, history, timelines, broker notes, transactions, and virtual tours into a single view.
  • Demographics reports now let you add population, household, income, housing, and migration data to any PDF report for richer market context.

There is also a new dashboard built for faster access to the tools and searches you use most.
